Using A Remortgage For Debt Consolidation

If you have more than £5000 of existing credit, you may, like many other people in the UK, be thinking of debt consolidation. By putting all of your existing credit together in one place, your finances often become easier to manage, having only one repayment per month. In addition, certain types of credit can carry a comparatively high APR. When consolidated using a form of credit with a lower APR, the interest rate is thereby reduced.
There’s no doubt about it, debt consolidation is one of the most popular purposes for a loan these days. Literally thousands of people apply for this type of remortgage every day. There must be a few downsides though?
Applying For A Remortgage
If you are making an application to a lender for a remortgage, your application itself is going to affect your credit rating. Every time you make an application, the chosen lender will need to run a credit search, checking your credit file with one of the major credit search facilities like Experian or Equifax. An increase in activity on your credit file can be detrimental to your credit rating so do your research thoroughly and apply to a lender of broker that is likely to be able to provide you with a suitable deal. Be realistic about your payment history and don’t think that it won’t be discovered as your credit history file contains a great deal of detail.
Before you apply, check that your current mortgage deal will not penalise you with a redemption penalty. When you remortgage, your old mortgage deal will cease to exist, taking on the new interest rate, term length etc. If you do have a redemption penalty, it may be quite significant running into several thousands of pounds which may mean that you would not wish to go ahead. Research it before you make an application.
Be prepared for a lengthy wait while your remortgage goes through. There is an enormous amount of work that is going to have to be done by your chosen provider and it can often take around 3 months to complete.
Your lender will require an independent valuation of your property to ensure that their investment in you (the money they release to you) is safe. They are normally only prepared to lend what they are certain of getting back if the property is repossessed due to the loan being defaulted. Be realistic about your property’s worth when you apply or the independent valuer will only change it anyway which may mean that your application could stall significantly while new paperwork is done.
To support your application, you may probably be asked to supply, proof of ownership of the property, proof of UK citizenship, proof of income etc. These are standard checks run by the lender, so ensure that you have the necessary documents available for inspection.
Once you’ve decided to go ahead, remortgaging could mean the cheapest APR for you. Mortgage interest rates are often lower than many other forms of credit. Compared with credit cards for instance which typically run at around 15% APR, or store cards which can run at around 29% APR, a mortgage at around 6% may appear a much better bet. There are other variables to consider however when debt consolidation is your aim. If you are regularly paying off your debts and managing them without too much difficulty, you may not think that you need to consolidate. Equally, whilst the APR may be lower with a remortgage, the term over which your credit will now be extended may be significantly longer. This means that you will be paying interest on the credit over a much longer period which may mean that the total amount of interest over the term is actually higher.
Monthly repayments are likely to be lower however and one payment to make can be much easier to handle than when your credit is all over the place.
Remortgages for debt consolidation are likely to remain very popular in the future as people continue to use several forms of credit to finance their lifestyles and later deciding that they need to tidy things up. They won’t suit everyone however, so sit down and realistically work out whether your application is likely to be successful and at what rate before you apply.

The Real Estate Market Has Crashed! The Bubble Has Burst! What’s Next?

I was watching a market report station on TV. The headline for the upcoming real estate news segment was, the real estate market has crashed! The bubble has burst! What’s next?
What had these people in such a tizzy? The reporter stated, “housing starts are down, way down. Only a year ago, housing starts were over 1.8 million. Now, the latest number is hovering around 1.4 million and the forecasters are looking for the drop to continue, precipitously for another 11/2 to 2 years.”
Well, I guess this reporter may have a point. Though you may think forecasts don’t always hold too much water, it is hard to argue with a 25% downturn, and 25% is what housing starts are down over the last year. One would have to conclude the evidence is clear, the real estate market has crashed; the bubble has burst!
What are housing starts and what do they mean to the economy?
Basically, the term “housing start” is used when the permits to build a house are in place. In other words, the project of building a house has started.
When the economy is strong, more houses are being built in order to fill the need that is created when people are looking to buy new houses. A strong housing start number means people are able and willing to spend money on real estate.
A strong housing start number also means the banking industry is sound because they have enough money to lend people to buy these houses. It also means interest rates are reasonable because if borrowing money were expensive, as it is when interest rates are high, few people would qualify for mortgages.
Of course, housing start numbers can’t always be up. Housing start numbers start to slide when:
Interest rates go up. This makes the effective price of a house higher and takes the house out of the affordable range of many potential buyers. And/or
The unemployment rate goes up. If more people are unemployed fewer will be in the market to buy a home. Also, if more people fear they may become unemployed, a common sentiment when unemployment is high, these people will not commit to buying a house. And/or
Prices for building materials rise. This will drive the price of houses up to a point where it will cause them to become too expensive for a lot of potential buyers. And/or
Consumer sentiment is down. The general populace has the impression that something bad economically has happened, or is about to happen and therefore, not many people are comfortable investing their money in a high price item like a house.
Which of these things has happened this time?
Let’s take a look at the economic numbers and see what has gone awry that would cause housing starts to plummet.
Interest rates? Interest rates are looking good right now. While they are not at an all time low, they are not very high either. Certainly, if interest rates went to 8% it could cause a slow down, but not a crash. Anyway, right now interest rates for a 30-year fixed mortgage are about 6.5 %. Not bad at all!
Unemployment? Actually, we haven’t had a severe unemployment problem since the early 80′s. At this time the unemployment rate is 4.5%. Historically speaking this is a very good number. We’ve been fortunate, the unemployment rate hasn’t been over 6% since 1994 and during the last 13 years, 4.5% falls in the lower middle part of the range.
Building material prices? The price of copper and lumber are high, but these prices haven’t shot up all of a sudden. In fact, they’ve been stable over the last few years.
Consumer Sentiment? No problem here. Consumer sentiment is at 90.5. This is a very good number for consumer sentiment.
Then, what’s wrong?
It looks like there is no real clear reason the housing starts number took a hit last month, we’ll just have to wait, but consider this; the previous month’s 1.8 million was phenomenal, but the 1.4 million it dropped to, isn’t bad either.
So, let’s hang on. All this “crash” has given us so far is a dynamic headline. Could it be foreclosures are up due to the large amounts of negative amortization mortgages that lenders have sold in the past several years and this is putting a drag on the housing sector? Maybe.
Could it be builders perceive the “guest worker program” bill going down to defeat in congress will be a problem? After all, many construction companies have made a lot of money over the past several years on the backs of illegal immigrants. Without them, these companies would have to charge more for their finished product and they may feel there will not be a market for these higher priced houses.
It is kind of funny how housing starts fell just as momentum was building in the “grass roots” to deport all the illegals. Maybe, there’s something to that. Then again, maybe it’s all just much ado about nothing.

I Believe In Miracles

I looked down at my tires on my van and I was amazed. I had a good half inch tread left even though I had over sixty thousand miles on my tires. To me I didn’t know it was a miracle, but when my son, the mechanic, looked at them, he was astonished.
So many times we take God for granted, we think He doesn’t see our needs or understand how hard our life has become. But when we take the time to slow down from our fast paced life we see the miracles.
Walking outside my door, I admired all of the trees in my yard and the trees that decorated my neighbors yards. I began to notice that many of the pine trees were turning brown and dieing. A twenty-five foot pine tree stood stately in my front lawn and I was afraid that whatever was killing my neighbors trees would affect my tree as well.
I wasn’t sure how to protect my tree and so I consulted an expert. He said it was a disease that was taking all the pine trees in our area. I prayed for God’s protection over my tree and the years passed with my tree being unaffected by the death of it’s counter parts.
I left that house and moved into another home. Within six months of my move the pine tree I had asked God to protect, died.
Maybe God singled me out for these miracles or maybe my miracles could be your miracles too. Many of us have stopped praying and asking God for help. Many of us have given up hope because we have stopped looking beyond the problems we are facing at the moment.
Isaiah 65:1, “The Lord said, ‘I was ready to answer my people’s prayers, but they did not pray. I was ready for them to find me, but they did not even try. The nation did not pray to me, even though I was always ready to answer, Here I am; I will help you.’”
These are just two miracles, but I have many more to share and many that I can’t share because I am unaware of God’s miracle working plan in my life every day. All I can say for sure is I know God listens to me and reacts when I take the time to let Him know my needs.
For the past three years I have prayed that God would give me good gas mileage and protect me from hitting deer as I traveled back and forth in the early morning each week to pick up work for my upholstery business. I prayed that He would give me good weather and less wind except when I needed the wind to increase my gas mileage.
Every prayer was meant with an answer of yes. Many people have told me stories about how they are afraid to travel at certain times of the day because of deer. But I am not afraid!
Daniel 10:17&18, “‘I am like a slave standing before his master. How can I talk to you? I have no strength or breath left in me.
Once more he took hold of me, and I felt stronger. He said, ‘God loves you, so don’t let anything worry you or frighten you.’”
One time I looked down just for a moment and when I looked up there was a deer in my head lights right in front of my face. Yet I didn’t hit the deer. This is the reason why I believe in miracles, because I should have hit that deer.
I have prayed for God to keep termites out of my house and my roof from leaking. And God answered my prayers with yes. I prayed that God would help me pick shoes with enough cushion and support to help protect my back and feet as I worked on the cement floors of my shop and He answered my prayer, yes.
There were times when my children came to me rebellious and unhappy over having to go back and forth from their dad’s household to mine and I would pray for God’s help. I prayed asking God to give me miracles because I needed His help to get me through the stress that filled my life.
1Thessalonians 5:17&18, “Pray at all times, be thankful in all circumstances. This what God wants from you in your life in union with Christ Jesus.”
As long as I was praying and giving my cares to God, He answered my every day needs. Yet there were times when I was tested just to see if not getting my needs met would make me let go of my faith in Him.
The ice maker in my refrigerator leaked. I prayed over the problem, but even after the entire refrigerator was replaced the new one leaked too.
Instead of God answering my prayers the way I wanted them answered, He would give me the strength to stand up instead. I would meet the problems with patience and long suffering and the endurance that only the Holy Spirit could give a weak human being like myself.
Philippians 4:13, “I have the strength to face all conditions by the power that Christ gives me.”
Growing in my faith in God was part of learning how to become stronger so that I would remain firm during harder trials. Still every day life things happened showing me that among the miracles of God protecting me most of the time, I still had a lot to learn about this world.
God wanted me to be dependent on Him so when my children were taken away from me and custody given to their father because I was gay, I would not just roll up in a ball and be depressed. God showed me that my dependence gave me the strength to go through bad things that were meant to take away my faith by Satan.
I found out very quickly that our world was never meant to be a frolicking playground. From scriptures to the way that God had me lead my life, I learned that we were never suppose to make this world our home.
Our home is with our Father in Heaven. This world is a testing ground to teach us how our dependence on God makes us stronger. This world is a game of life that teaches us to love and have compassion above what people think is sin.
When we go through problems and we don’t have our needs met in this world we learn just how important it is to believe beyond ourselves. We learn how our dependence on God creates a determination to hold onto love no matter what society thinks.
How many times has God protected me from an accident or even from an illness? How many times has God carried me as I cried over how my family and society treated me? How many times did God keep me safe even though it was illegal for me to love another woman in the state that I lived?
Miracles are an every day part of my life because my life demanded faith for me to survive. I celebrate my life and I am thankful for what I have suffered, because it has changed me.
So from the little prayers in life to the big prayers of existence, I Believe in the miracle of God!

Stop The Presses! What Everybody Ought To Know About Publishing

Imagine picking up your daily newspaper and fiding blank pages. Or turning on the 6 p.m. news to be greeted by a perfectly coiffed host intoning, “Nothing actually happened in the word today, so in place of our usual newscast, we’re bringing you this rerun of The Simpsons.” You can’t picture that actually happening, can you?
And not because there’s no such thing as a “slow news” day. I used to work as a journalist and let me tell you, we had plenty of days when it seemed like a better idea to just go home and climb into a hot bath. There’s nothing worse than late December when the paper is huge (thanks to all of the extra advertising for the Boxing Day sales) and most of government — from municipal to federal — has virtually shut down for the holidays. Ditto for any business that isn’t retail.
No news doesn’t mean no newspaper
In the absence of “news,” we still put out a paper. And we filled it with acres of what we called “human interest stories.” You know what I mean. Stories about charitable organizations that needed help, or about students who did good deeds or about odd and unusual hobbies people had. As “serious” journalists, we found these stories slightly distasteful, of course. But we did them anyway. Why?
Simple — we had subscribers who expected a paper every single day, whether there was breaking news or not.
Your word needs to count for something
Just call me an old fashioned gal, but I believe that publishing an e-zine, blog or newsletter is lot like producing a regular newspaper. As the writer, editor or publisher, you have made a promise to your readers.
It’s all about delivery
And what could be a more basic promise than the one about when your publication is going to appear? “When I get around to it,” is not an acceptable choice. Whatever frequency you pick — be it weekly, every two weeks or monthly — you need to deliver. Whatever happens in your life or your company’s life — from computer failures to redesigning your website to the dog eating your paperwork — doesn’t matter. You need to deliver. And, sorry, it also doesn’t matter that your publication is free. You have made a promise — maybe not a legally enforceable one, but a promise none-the-less.
And that’s a promise
And if you fail to keep it, I can promise you this: Your readers will cease to respect you. That’s a pretty steep price to pay. Isn’t it better just to write and produce the darn thing?

Getting Ready for Election Season

“Rabbit season!” “Duck season!” That old cartoon argument immediately comes to mind when I see people arguing about which candidate is best, who should run, etc. So much of what is said in politics boils down to arguments that really aren’t much better than the one between Bugs and Daffy. Lots of noise, little care for facts.
Politics is often a dirty business. These days pretty much any politician is getting money from someone. Even companies claiming to offer nonpartisan information are often really geared toward making one side or the other look better. There is little care for reality.
Election season means hearing both sides even more so than usual calling each other liars. That’s easy for them to do, as there are plenty of lies from each so far as I can tell. The cries of “traitor” are more annoying, since I do not believe either Republicans or Democrats really have any intention of making things easier for terrorists. They simply have different ideas as to what the solution is.
As things get moving, with more and more candidates declaring their intention to run for nomination, I hope more people think harder about what is really at stake. Yes, the war on terror is serious, and terrorism is a danger. We have been lucky here in the United States, and have suffered far less than most from it. Many other countries have suffered far more and far more often.
But that is not the only problem facing us. There are problems within this country. Education. Health care. Infrastructure. Environment. The list goes on.
As you look at the candidates for President and other political offices, you need to think about what you want them to do. Party affiliation can help you understand their beliefs, but it is not an absolute. Many candidates have beliefs that cross over party lines. Same for most voters.
As things gear up, don’t rely solely on information from one side or the other. Read what the opposition has to say. Read what the middle has to say. And yes, read what your side has to say. You’ll get very different stories.
Sometimes one side or the other will flat out lie. Politicians get caught doing that regularly.
Look at actual voting records. These are very telling. There’s what a politician says he or she believes and what he or she really does. Very different sometimes, and very important to know.
Look at who is supporting the candidates. No matter how they may deny it, money does buy influence.
Consider third party candidates. Many will be too fringe in their beliefs for your taste. But sometimes a gem shines through.
Be an informed voter. There are more places to form your opinions than the evening news or even your favorite blog. Get as much information as you can from a range of sources so that you understand both sides. You’ll be able to vote more intelligently for your efforts.

How To Produce Taxi Driver Accounts Plus Tax Returns In Less Than 2 Hours

Since the majority of taxi drivers, but certainly not all, have little accounting or bookkeeping knowledge the lower the level of expertise required the more suitable such an accounts package will be. Data entry basically consists of just 3 records, being an excel spreadsheet for taxi receipts; another for taxi expenses plus a further worksheet in which assets such as a vehicle can be recorded.
Taxi receipts are entered on a series of excel worksheets within the taxi income work book preset with each day of the financial year. Weekly and monthly totals are added and transferred through the linking system from the taxi bookkeeping sheets to the taxi financial accounts sheet.
Taxi expenses are listed on a series of twelve monthly spreadsheets which have preset columns with appropriate headings for taxi drivers to record office and rental costs, fuel bills, other vehicle costs and licence fees. The total of each expense is entered on each row and a single letter used to then analyse the taxi expense to the column required. As with the taxi income sheet the columns are then automatically added which includes a check on data entry accuracy before being transferred to the taxi driver accounts sheet.
Cash and bank spreadsheets are not provided as not required by taxi drivers as taxi drivers do not need to produce a balance sheet.
In addition to entering purchases on the taxi expense sheet the only other entries required from the taxi driver to produce a set of taxi driver accounts is to also enter vehicle and any other assets purchased on the fixed asset spreadsheet. The fixed asset spreadsheet having already been preset with both depreciation rates and the capital allowances that taxi drivers can claim. The taxi accounts software is then complete.
The financial accounts file contains formulae to produce a monthly profit and loss account that includes the taxi capital allowances from the fixed asset schedule.
A unique feature is that both mileages covered and vehicle running costs can be entered. The tax rules in the UK state that drivers cannot claim both mileage allowances and vehicle running costs. It has to be one or the other and only at the end of the financial year when it becomes clear which is the most tax efficient.
This taxi accounts package compares both the mileage cost and the vehicle running cost and automatically selects the most expensive. This ensures the highest costs are selected into the calculation of the net taxable profits and highest cost equals lowest tax bill.
Also in the taxi accounts file is an excel spreadsheet designed with the same layout, colour codes and box numbers as the inland revenue self assessment tax return. The taxi self assessment tax return is completed automatically by the cabsmart taxi accounts software. No entries are required leaving the taxi driver only to click print to produce the self assessment tax return.
Finally having calculated the net taxable profit for the year the accounting package also has a tax calculator that calculates the amount of income tax and national insurance to be paid.
The taxi driver accounts package has been tested many times and the annual receipts and expenses for a full year take approximately 2 to 3 hours to enter, and have been completed in less than 2 hours. The end product is a full set of taxi driver accounts including the self assessment tax return.
Both couriers and van drivers have similar businesses to taxi drivers in that they move items from one place to another in a similar way in which taxi drivers move people from one location to another. And because of the similarity in business activity then this taxi accounting package would be equally suitable for couriers and van drivers.

Now consider your own website accessibility. When you first see it, your eyes will go over the entire layout of the page, including its headings, side bars, text content, images, subheadings, ads, and other elements. You are quickly able to recognize the organization and goal of the particular page and are able to skip to your desired information right away.
However, will a person with a screen reader be able to do the same? Their reader will go across the page one word at a time, straight across the entire page, including any alt-tag information that may be there. Top-listed links create a disastrously confusing result.

When you create your alt-tags, simply enter the words “Navigation Bar” within the information and the screen reader will this information and then the links, having it make sense to the person listening to the screen reader, and will remain invisible to sighted readers. If you want the screen reader to ignore it altogether, simply enter “” as your alt-tag description, and it will move past it without a pause.
Similarly, make sure that your buttons are a good size, so that any visitors with motion impairments won’t struggle to point and click.
Remember that color should be used very carefully, as approximately 8% of all visitors to your website will have difficulty distinguishing among colors to some extent or another. Your colors shouldn’t be dense enough that they appear black on a black-and-white screen, nor should they be so similar that those with red-green color blindness cannot differentiate between them.
By taking the precautions of universal web design, you’ll make certain that your site visitors are always able to access the different elements of your website, and that you’re always keeping up with their changing needs and desires. This is the mark of a web designer who will achieve great successes.

What Are the Differences Between Trading and Gambling?

Many people think that trading is similar to gambling. Is this really the case? For example, let’s take a look at Black Jack. If you start with $10,000 gambling capital, placing bets of $100 per hand and play 100 hands per day, how long will you last?
In the game of Black Jack, with Las Vegas Strip rules, a casino has a built-in advantage of 1.5% over the player in the long run. That means that on average, a player will lose $1.5 per any $100 he bets with. After 100 hands, on average he’ll be down $150. Starting with a capital of $10,000 a player would last about 67 gambling days. That is very similar to the previously described trading scenario. In such case I would choose gambling because at least I would be losing my money in a more pleasant environment.
I chose Black Jack for our example because it is the only casino game in which it is possible for a skilled player to increase his odds to such extent as to be able to beat the House in the long run. A skilled counter can obtain advantage of up to 1.5% per hand over the House in the long run. That means that such a player playing 100 hands per day and average hand being $100 could double his gambling capital of $10,000 in less than 50 days. Similar odds apply to trading stocks, with more potential for profit and less chances for being kicked out of a casino. In order to make it work for you, we’ll need to get the odds on your side. Now lets look at how we can extract as much profits from our trades as possible.
Once you are in the trade and the price has started moving in your direction, you need to extract as much profit as possible. Not being able to do so will make you a losing trader in the long run. How can a trader lose if he only takes small profits at a time? Profit is profit, isn’t it? Not exactly! Profit of $550 is not the same as a profit of $850. If such profits are followed by three losses of $200 each, profit of $550 will become $50 loss, while profit of $850 will become $250 win. Do you get my point?
Profits are always followed by losses and if the profits are small they will not make up for the losses that will eventually and surely follow. However, becoming too greedy can turn a small profit into a loss. This will make you lose money in the long run. The best solution to resolving these conflicts is to use trailing stops.
As the name says, trailing stop follows the stock price that is moving in your direction. For example, let’s say that we have bought two S&P 500 contracts at 875. We will automatically put our stop loss at 1 point below the support line or if that is over our 4% limit we will put our stop loss at 871. The price starts to move upwards and reaches 876. We will now move our stop loss at $871.75. For every one point move in our direction we will move our stop loss 0.75 points up (or down if we were in a short sell trade).
However if we were trading two contracts and the price has in our example hit 879 (4 points profit for ES or 10 points for NQ) we would sell one contract to protect our profit and for the remaining contract we would use trailing stop.
